One of our property management companies acquired a 6-story building connected to a shopping mall in Ft Worth , TX.
One of the major issues was the windows which were single-pane clear glass, highly inefficient! Boxer contacted us to give an estimate and consultation for resolving the window issue.
Boxer had readings of over 90 degrees on the interior of the windows, while the sun was shining thru the window, with the exterior temperature being only 60 degrees. This was during the month of November. So they new once exterior temperatures increased during spring/summer they would have major A/C issues.
Resolution was very simple. Install high heat control commercial solar film to the interior of the glass that reflects 80% heat and 99.9% UV. Being that the building is mostly glass, this would reduce the A/C load of the building and would establish an even temperature through out the building.
The solar film calculated to pay for itself in 12 months! The product has a manufacturers warranty for 12-years so the decision was a no-brainer!
If you have a building, office suite, or shopping center that has East, South, or West facing glass, solar heat and UV will pose a problem!
